One part of Primary market stayed very tight this summer

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Rates that high usually slow things down. In ZIP 22205, they did not.
What the numbers show for ZIP 22205
The Real Estate Data Aggregator counted 65 homes sold in ZIP 22205 in the three months ending July 31, 2026. That is down 12.2% from the same months of 2025. Fewer sales, but the homes that did sell moved fast and strong.
The median sale price in ZIP 22205 dipped a little, down 2.8% to $1,254,000, per the Real Estate Data Aggregator. That is an honest admission. But homes still sold for 103.1% of list price on average. Buyers paid above asking more often than not.
Speed and above-list sales tell the real story
The Real Estate Data Aggregator found that 67.2% of homes in ZIP 22205 went under contract within two weeks of listing. That is up 11.5 points from a year before. Nearly 2 in 3 homes did not sit.
The Real Estate Data Aggregator also counted that 53.9% of homes in ZIP 22205 sold above list price. That is up 22.8 points from a year before. More than half of sellers got more than they asked.
How ZIP 22205 compares with the rest of Primary market
Not every ZIP looked like this. The Real Estate Data Aggregator counted 338 homes for sale across all five ZIPs together, up 8.7% from a year before. More supply elsewhere means more choice and less pressure in those areas.
ZIP 22204 had 3 months of supply, per the Real Estate Data Aggregator, up 0.9 months from a year before. Days on market there stretched to 40, also 5 days longer than last year. That is a different market inside the same city.
The wider picture
Nationally, the National Association of Realtors reported 4.9 months of supply at the current sales pace, the highest level in over ten years. Primary market's tightest ZIP is running at a fraction of that.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. ZIP 22205's median dipped slightly in the same window, but the sale-to-list and above-list numbers tell a story of real demand.
